Resident Resources

How to reach us, request repairs, and get answers about your home.

Emergencies

If anyone is in danger — fire, a medical emergency, or a crime in progress — call 911 first. If you smell gas, leave the area and call 911 and PG&E (1-800-743-5000).

For urgent building problems, contact us right away by phone or text at (510) 903-5030:

  • Flooding or a major water leak
  • No heat in cold weather
  • Sewage backup
  • Electrical hazards or a power outage affecting only your unit
  • A broken exterior door or window lock, or a lockout
  • No water or no hot water

A dedicated after-hours emergency maintenance line is coming soon.

Routine Repairs

For non-urgent repairs, email info@irentoakland.com or call or text (510) 903-5030 with your name, building, unit number, a description of the problem, and photos if you can. An online resident portal for maintenance requests is coming soon.

Please report leaks, pests, and mold right away — small problems are easier to fix early.

Paying Rent

Contact us for current rent payment options. Online rent payments through a resident portal are coming soon.

Pets

Pet friendly at all of our properties — and no pet rent.

Assistance animals (service and support animals) are always welcome as a reasonable accommodation under fair housing law, and they are not considered pets. Please tell us about your pet or assistance animal when you apply.

Resident Referral Program

$500 referral bonus: current OPM residents earn $500 when someone they refer signs a lease with OPM.

Know someone looking for a home in Oakland? Have them mention your name when they contact us. Ask us for details.

Renters Insurance

We recommend renters insurance. The owner’s insurance doesn’t cover your belongings or your personal liability.

Moving In and Out

  • We document each unit’s condition with photos at move-in and move-out, as California law requires. You’re welcome to take your own photos too.
  • Check your lease for move-out notice requirements. Month-to-month residents generally must give at least 30 days’ written notice.
  • California law generally requires security deposits to be returned, with an itemized statement of any deductions, within 21 days after move-out.

Being a Good Neighbor

Please keep noise down, especially late at night, use trash and recycling bins as marked, and keep shared areas clear.

Reasonable Accommodations and Language Help

If you have a disability and need a change in our rules, policies, or services, or a modification to your unit, contact us. If you need help in another language, let us know. See our Fair Housing page.

Your Rights in Oakland

Oakland residents have protections under the Rent Adjustment and Just Cause ordinances. See our Oakland Rent Control & Just Cause summary, or contact RAP at (510) 238-3721.
