Cash for Keys & Tenant Buyouts

Sometimes an owner and a resident both benefit from a voluntary move-out agreement. We help owners approach buyouts respectfully and in compliance with Oakland’s Tenant Move-Out Agreement Ordinance — from the required disclosure notice and RAP certification to filing the signed agreement.

Residents always have the right to say no, consult an attorney, and rescind within the period the ordinance allows.

Squatters & Unauthorized Occupants

Unauthorized occupants are stressful and can put a building at risk. We help owners document the situation, secure vacant units, and work with law enforcement and your attorney through the proper legal process.

We never use lockouts, utility shutoffs, or other “self-help” measures, which are illegal in California.

Problem Tenants

When a tenancy isn’t working — nonpayment, lease violations, or disturbances — we start with clear communication, written notices, and careful documentation, and we use mediation resources when they help.

In Oakland, a tenancy can be ended only for one of the Just Causes in the ordinance, and the Tenant Protection Ordinance prohibits harassment. We follow both, and we coordinate with your attorney when legal action is necessary. We can’t guarantee any particular result.

High-Vacancy Buildings

Struggling with vacancies? We look at what’s holding the building back — unit condition, pricing, marketing, screening, and deferred maintenance — and put a plan in place to turn units and lease them to qualified residents.

Our average lease-up is 12 days across the buildings we manage. Results for any specific building depend on its condition and market.
