Rental Criteria
How we review rental applications — the same way, for every applicant.
We review every application using the same written criteria and follow federal, California, and Oakland fair housing laws. Specific requirements for a unit (such as rent and any income requirement) will be shared before you apply.
What We Look At
- Income and ability to pay rent. We consider all lawful, verifiable sources of income, including wages, benefits, and housing assistance.
- Rental history. We may contact current and previous landlords.
- Credit history. We review credit as one factor, considering the portion of rent you’re responsible for.
Section 8 and Housing Assistance
We accept Housing Choice Vouchers (Section 8) and other forms of rental assistance. California law prohibits discrimination based on source of income, and our team has extensive experience working with housing authorities.
Criminal History
For our Oakland properties, we do not ask about or consider criminal history, consistent with Oakland’s Fair Chance Housing Ordinance. We apply the same approach across our portfolio except where federal rules require otherwise.
Pets
Pets
Pet friendly at all of our properties — and no pet rent.
Assistance animals (service and support animals) are always welcome as a reasonable accommodation under fair housing law, and they are not considered pets. Please tell us about your pet or assistance animal when you apply.
Application Fees
If a screening fee applies, it will not exceed the limit set by California law, and we’ll tell you the amount — and what it covers — before you apply.
